Building in Monument

The land shapes the home.

Monument, Black Forest, Gleneagle, and the Palmer Divide sit in the ponderosa pines just north of Colorado Springs — some of the most sought-after land on the Front Range for a custom home, and some of the most rewarding to build on well. Larger lots, mature trees, and long views come with real building considerations, and we’ve spent decades learning how to work with them rather than against them.

Acreage here usually means well and septic, a driveway and utilities to plan for, and trees worth designing around. It also means wildfire is part of the conversation: defensible space, ignition-resistant materials and detailing, and siting that respects how fire moves across the Divide. We rebuilt homes in Black Forest after the 2013 fire, and that experience informs how we approach every lot up here.

The way we work is the same on every site: we read the land first — slope, soils, the trees you want to keep, sun and wind, access — and design the home around it, with one team accountable from the first walk of the property to the final walk-through.

What it's like to work with us

I was referred to Stauffer & Sons by a friend. I felt it was better to go with a builder who worked with my friend and did a great job, rather than a builder I knew nothing about. Stauffer & Sons’ marketing was very professional (flyers, website, etc.) and I liked that Andy was involved with the Black Forest community during a critical time after the fire. There are so many beautiful things about the house to appreciate. I love how the hard wood floors were laid and I love the granite. I love the details of the entrance of the home where the wood is stained beautifully. I love all the colors I picked out too. The trim and paint looks great inside. The website login was great and the whole team at Stauffer & Sons is great too! Very friendly and timely. I would definitely recommend them to others! I’m so proud of my beautiful new home!

If we had it to do all over again knowing what we know about Stauffer & Sons, we’d do it again in a second. Every member of the company was the best in their knowledge, skill, and the selection of their subcontractors. I always felt in the loop, and if I had a question about anything, I would get an answer immediately or they would find the answer. I had a neighbor who used Stauffer & Sons for a remodel. When she lost her home in a forest fire and decided to use them again, I knew they must be good because she went back to them to build an entire house. I called Andy Stauffer on the phone to set up an appointment about building a new home since we lost ours in a forest fire. I immediately was intrigued by his professionalism, and sense of humor. When we began the process, we filled out a four-page questionnaire about who we were and what we liked and disliked. Because of that and the input from the builder, architect, project manager, and us, this home fits us like a glove. For that reason, I can’t just name one aspect. We love everything about our new home.

Building in Monument — common questions

Do you build on treed acreage and rural lots in Monument and Black Forest?

Yes — most of what we build up here is on acreage. Well and septic, driveway and utility runs, tree preservation, and wildfire mitigation are all part of how we plan the site. When you bring us in before you buy a lot, we can help you read whether it will build the way you’re picturing.

How does wildfire risk affect building in Black Forest?

We design with defensible space, ignition-resistant materials and detailing, and siting that accounts for how fire moves across the Palmer Divide. Specific requirements vary by lot and by current El Paso County guidance — we’ll walk you through what applies to your property.

What it's like to work with us

One team, wherever your land is.

No matter which region your lot is in, the way we work is the same: one team designing and building your home, reading the site before we draw, and staying with you from the first conversation to the final walk-through. See how we design and build →

Every intro call ends one of three ways

  1. 1We hit it off and start talking design.
  2. 2I tell you honestly what kind of builder you actually need and point you to someone in my network — so you don't have to vet 20 builders.
  3. 3It's too early, and I give you homework.

Either way, you get 30 years of building distilled into 30 minutes.
