The short answer: a floating wall is a basement construction technique used where expansive soil conditions exist. Expansive soil swells and shrinks with moisture changes, which can move a home’s foundation slightly. A floating wall is framed so it can move vertically a small amount — so the ground under the basement floor can heave without transferring that pressure into the wall or the structure above it.
I build in Colorado, and our soils tend to be expansive — they gain volume, or “swell,” when wet or frozen. That swelling is very strong. It can shift the foundation of even the largest home, though usually by an unnoticeable amount. Floating walls are how basements are framed to live with that.
How a floating wall works
- The bottom plate isn’t rigid. The horizontal board at the base of the wall is anchored with fasteners that allow slight vertical movement rather than being locked hard to the slab.
- A gap is left in the framing. A small space between the bottom of the wall studs and the bottom plate lets the wall “float” — moving up or down slightly without pushing on the framing above.
- Movement is absorbed, not resisted. By accommodating vertical movement instead of fighting it, floating walls prevent the cracked drywall and racked framing that heaving floors would otherwise cause.
- Flexible materials help. Certain insulation and flexible drywall tape are sometimes used alongside floating walls to absorb additional movement.
What floating walls can and can’t do
Basement walls sit directly on the home’s foundation, which makes them the first thing affected when the ground saturates with rain or freezes hard. Floating the walls lets the soil expand without adversely affecting the home. It’s effective — but not entirely fail-safe. Even with floated walls, ground movement can open small cracks in drywall or floor tile. Those are cosmetic concerns, and they generally don’t affect the structural integrity of the home.
